Browse any major real estate portal and you will see thousands of villas across Cannes, Cap d'Antibes, Saint-Jean-Cap-Ferrat, Mougins and Ibiza. What you will not see — and what most buyers never realise — is that in the €5,000,000+ band, an estimated 30 to 50 percent of transactions begin off-market: privately, between trusted agents, with no public listing at any stage.
For trophy waterfront estates above €15M, that share is higher still. Many of the most celebrated properties on the Riviera have changed hands two or three times in the past twenty years — without a single photograph ever appearing online.
The reasons are almost always the same: privacy, discretion around family circumstances, public profile, business sensitivity, or simply the refusal to have a beloved home photographed and shared across the internet. Some sellers also prefer a quiet price discovery before committing to a full campaign — testing the market without ever signalling that the home is 'on it'.
Two markets, one principle
The Côte d'Azur is one of the world's most fragmented luxury markets — dozens of independent boutique agencies, each holding a small portfolio of trusted seller relationships. Mandates above €10M are rarely exclusive and rarely published. They circulate by phone, by email, between principals who have known each other for decades.
Without inside access, a buyer sees perhaps half of what is genuinely available between Saint-Tropez and Menton.
Ibiza is a small island with a tightly held inventory. The most desirable finca-style estates and clifftop villas are owned by international families who guard their privacy fiercely. When they sell, they sell quietly — often through a single trusted introducer.
Public listings represent a fraction of what trades each year. The rest moves through private networks built over years on the ground.

Common questions
Off-market (or 'pocket listing') means the property is genuinely for sale but never published on portals, agency websites, or social media. The seller has instructed a small circle of trusted agents to introduce only pre-qualified buyers — usually to protect privacy, avoid neighbour speculation, or test the market quietly before a public launch.
In the €5M+ band on the Côte d'Azur and in Ibiza, industry estimates put the share of transactions that begin off-market at 30–50%. For the rarest waterfront, historic, and trophy estates above €15M, that share rises further — many of these properties never appear online at any point in the sale.
Privacy is the dominant reason: family circumstances, public profile, business sensitivity, or simply not wanting the home photographed across the internet. Other sellers want a discreet price discovery before committing to a full marketing campaign, or are open to selling only at the right number — without any visible 'time on market'.
