Waterfront supply on the French Riviera and in Ibiza is finite by geography. Below €10 million, genuine seafront and true first-line sea-view estates now represent a small minority of the market — and the window for acquiring them is narrowing quickly as prices in Cap d'Antibes, Saint-Jean-Cap-Ferrat and Ibiza's western coast continue their long climb.
Our editorial team reviewed the full curated inventory of the Legacy Network across both regions and selected the eight properties below on three criteria: a first-line relationship with the water — seafront, private beach, private mooring or cliff edge above the sea — architectural or historical distinction, and, critically, an asking price below €10M. Estates with a distant or partial sea view were excluded. The result is a snapshot of the last accessible tier of Mediterranean waterfront living.
